Wash the rice thoroughly in a fine mesh strainer under cold running water until the liquid is clear and free of impurities; drain well.

In a large saucepan, melt the coconut oil and butter over medium-high heat. Add the rice and toasted coconut flakes; cook, stirring constantly, for 3 to 4 minutes. Introduce the freshly squeezed lime juice into the mixture and then add the coconut milk, chicken broth, lime zest, and salt. Bring the contents to a gentle simmer.

Decrease the heat to low, cover the saucepan with a lid, and cook for 20 minutes. Remove from heat and keep covered for an additional 5 minutes. Use a fork to gently fluff the cooked rice before serving and season with black pepper to taste
